🌊 No — and this is one of the most common misunderstandings. The land where Lakewood sits today was actually the site of Strathmore’s former above-ground water reservoir, which supplied water to the town years ago. While water was stored on the site historically, it was contained within engineered berms, not a natural swamp. Today, Lakewood is a fully engineered community designed with modern infrastructure and drainage systems.
🏡 No. Homes in Lakewood are built well above the natural groundwater level, which is approximately 40+ feet below the surface. Typical basements are only 10–12 feet deep, meaning they are nowhere near groundwater. Builders and residents in the community consistently report dry basements and strong performance.
💧 Homes in Lakewood do not require sump pumps. Sump pumps are only needed when a home is built below the elevation of the storm service connection. In those cases, water must be pumped up to the system. For standard home designs in Lakewood, drainage works naturally through gravity-based systems, so no sump pump is required.
🌧️ Lakewood is designed with a comprehensive stormwater management system. The community is carefully graded so that water flows toward two large storm ponds, which are intentionally built at the lowest points on the site. From there, water is safely managed and released at controlled rates. This system is designed to meet strict Alberta Environment and regional (CSMI) guidelines, ensuring long-term performance and environmental responsibility.
🛠️ Every stage of development in Lakewood is subject to independent testing and inspection. This includes: - soil testing - compaction verification - infrastructure inspection - compliance with municipal and provincial standards These processes ensure that roads, lots, and underground services are built to engineered specifications and long-term performance standards.
🚧 Lakewood had an early development phase that paused — but it did not fail. The community originally launched successfully, with strong early sales. However, unexpected infrastructure requirements and unforeseen circumstances led to a temporary pause. Today, Lakewood is actively being developed under Devmmore Developments Inc., with new homes, builders, and momentum continuing to grow.
